As part of the Energy Performance of Buildings Directive (EPBD) From October 2008 every home or commerecial property when rented, sold or newly built will require an Energy Performance Certificate (EPC) properties that have an air conditioning system with an output of 12kw  or more will need an Air Conditioning Inspection (ACI) and Public buildings will need a Display Energy Certificate (DEC) by law.
